Local market beginning to climb

There are 1593 properties for sale in North Port, Florida in the MLS. The number of available properties is down 55 from last month. 554 of the active listings are brand new 2006-2007. This number has increased by 4 properties since last month.
In the past 30 days April 1-30, 61 properties went pending. 22 of the pending listings are brand new, built in 2006-2007.The exact same amount of new properties went pending this month as did last month.
Looking at the pending properties, 12 have a listing price of $0-$150,000 or less.
25 of the pending properties have a listing price of between $150,001-$200,000.
8 of the pending properties have a listing price of between $200,001-$225,000.
8 of the pending properties have a listing price of between $225,001-$250,000.
3 of the pending properties have a listing price of between $250,001-$275,000.
1 of the pending properties has a listing price of between $275,001-$300,000.
4 properties have a listing price of $300,001 or more.
Using the same time frame, 64 properties closed. 2 more properties sold this month than last month. 25 of the sold listings were brand new, built in 2006-2007. The number of brand new listings sold is up by 5 homes. Last month 2 listings sold per day this month 2.13 listings sold per day.
Looking at the sold properties, 11 have a listing price of $0-$150,000 or less.
27 properties sold between $150,001-$200,000.
7 properties sold between $200,001-$225,000.
3 properties sold between $225,001-$250,000.
4 properties sold between $250,001-$275,000.
2 properties sold between $275,001-$300,000.
10 properties sold for $300,001 or more.
Local agents seem to think the market has hit bottom and is starting to climb.
"These numbers indicate our local market is definitely on the upswing," said Joe Hembree, president of the Sarasota Association of Realtors. "Hopefully, this four-month positive trend will continue as we head into the summer, which traditionally is our slower season. With the current buyer's market, an attractive inventory, low interest rates and stabilizing prices, we should continue to have a positive market."

Vacant land is still slow with many lots in the $20,000 range and less. Not even 1% of lots on the market are selling. In order to cut costs, builders are no longer keeping a big lot inventory, and homeowners can usually get a better deal on a house that is already built.
