Open Houses

Is anyone having any luck having open houses lately? We have had three open houses every weekend for the past month and have only got a handful of people to attend. We’ve put out signs, advertised in the paper and on the web, called 100 people around each home (that weren’t on the Do Not Call List), sent out post cards, etc. How are open houses doing in your area? Does anyone have any other ideas?

I assume you are trying to get home buyers.  The best thing you can do to ensure a successful open house is to put an ad in the newspaper and hold it on a weekend (when there isn't a major even going on!)

Shannon,  We are having luck in Englewood with mid week Open Houses.......but not weekends at all.  Wednesday mid-day seems to work best.

Thanks for the tip, Louann. Maybe we'll try having them mid week and see if that changes our luck.

Good point, Elias, pricing makes such a huge difference.

We haven't had enough response to justify the time. We tell our sellers that they have an Open House all the time that buyers can see when and where they want - their listing site on the internet. It's domain is on our flyers, our website, everywhere, and then we give them the statistics on how many people have gone through their home via their website and/or visual tour.
